Looking for a house or an apartment in the south of France

My 8 years as an estate agent in Corsica followed by 20 years selling French properties to Scandinavians have given me a solid experience and allowed me to follow market conditions and price trends. Since the year 2009 I am professionally qualified and licensed and the holder of carte professionelle no 11519 delivered by the Prefecture of Nice.

Why use an estate agent?
Do not make the mistake of doing everything yourself if you are not acquainted with the property market, French real estate law and French mentality. That can be a long and timeconsuming affair. Use an estate agent who speaks the two languages, has good knowledge and contacts with capable estate agents, builders, notaries and banks/financial institutes. That does not cost you more, THE MANDATOR PAYS THE FEES.

Together we define your dream property and I undertake to arrange a certain number of viewings together with my colleagues and assistants in order to allow you to find your house or apartment. After that we take care of the bureaucratic and administrative part until you take possession of your new home.

Costs on top of the purchase price:
The notary’s fees are a lump sum including registration fees, different stamp duties and the notary’s remuneration. These fees amount to 2-2.5 % of the purchase price for a new construction and 7 % +/- 2 % (depending on the amount of the purchase price) for a resale property.

Current expenses:

  1. Taxes: Taxe foncière is a local tax on the ownership of property and depends on its location condition. Taxe d’habitation is a rate levied on the occupation of property and is partly based on income.
  2. Running costs (electricity and water). Refuse collection is always included in the taxe foncière. If you live in a residential block you pay in proportion to your co-ownership unit. Note that houses as well as apartments in residential blocks are real property.

Advantages and disadvantages of purchasing off-plan opposed to resale:
When you reserve an apartment or a house under construction you get something quite new with the possibility to choose your colours and materials. At an early stage you may even influence the layout of the premises. Construction standards and guarantees meet very high requirements and building quality has never been better than today. On the other hand, after signing the reservation contract, you have to wait for about two years before you can move in.

When you buy an existing property the purchase price may be lower than for new build properties with the same location but the state of repair varies enormously and you always have to allow for some refurbishment work.
